Furnacereplacement
Replacing a furnace is a bigger job than swapping a box. The line connects you with an independent contractor that quotes furnace replacement in Burleson.

Signs the furnace is near the end
- Repairs are repeating within a heating season or two.
- A technician has found a cracked heat exchanger.
- The furnace is loud, short cycles or leaves rooms cold, and a repair has not changed that.
- The unit is old enough that parts are hard to find.
The repair or replace guide sets out how contractors weigh these.
What the federal rule says about efficiency
Source: 10 CFR 430.32, eCFR.
AFUE is the share of the fuel a furnace turns into heat over a season. In the federal regulations the table currently reads:
| Made before December 18, 2028 | 80 percent AFUE minimum |
|---|---|
| Made on or after December 18, 2028 | 95 percent AFUE minimum |
Dates and levels in federal efficiency rules have been revisited before, so read the current table in the regulation before you rely on it. The contractor can tell you the rating of the furnace being quoted.
What a furnace quote should list
Model and rating
Brand, model number, AFUE rating and input size.
Sizing basis
A heat load calculation or a reason for keeping the old size. An oversized furnace short cycles.
Venting and combustion air
Whether the flue, vent pipe and combustion air supply are being replaced or checked. This is a safety item.
Gas line, shutoff and electrical
Whether the gas shutoff, sediment trap and electrical connection are included.
Ducts and plenum
Connections to existing ductwork, and any sealing or repairs.
Thermostat
Whether the thermostat is replaced, and with what.
Permit, inspection and cleanup
Who handles the permit and inspection and who removes the old furnace.
Permits and gas work
Sources: City of Burleson permits page and FAQ.
The City of Burleson adopts the 2021 International Fuel Gas Code and the 2021 International Mechanical Code, and it requires mechanical contractors to register. The Building Permits and Inspections office at 817-426-9632 can say whether a particular replacement needs a permit.
The state license is the TDLR air conditioning and refrigeration contractor license. Its statutory definition covers equipment that controls indoor temperature, humidity and ventilation. Ask the contractor for the number and look it up before any work starts.
Replacement questions
Do I replace the furnace and the air conditioner together?
Not necessarily. The two share a blower, a coil and ducts, so a contractor may suggest it when both are old. Ask for each option priced separately.
Can the new furnace use the old ducts?
Often, if the ducts are in good shape and the right size. A leaky or undersized duct system limits any furnace.
Is a higher-efficiency furnace worth it?
It depends on how many hours it runs in a winter. North Texas has fewer heating hours than northern states, so the payback is slower. A contractor can run the numbers for your house.
